Low Housing Inventory a Boon for Home Improvement
Across the country, the number of single family residential homes for sale has dropped steadily over the past few years. Demand, meanwhile, has remained steady or even increased. This means that homes are selling faster, and for higher prices. However, it has also stimulated a boom in the home improvement market. According to the Harvard University Joint Center for Housing Studies, Americans will spend $316 billion on home improvement projects in 2017. That’s an increase of almost $100 billion over 2009, at the height of the great recession. What does more home improvement mean? You guessed it — time for a roll off container rental!
So why has this drop in housing inventory triggered a trend of more Americans taking on home improvement projects? Experts have a few theories. Stephen Holmes, a Home Depot spokesman, believes that when people have more value in their homes, they’re more likely to drop the cash on improving them. Another reason is that more seniors are choosing to stay in their homes, and need to make repairs and upgrades rather than selling. Another study by the folks at Harvard found that around 75% of those age 80 and older still live in their own homes. Likewise, few baby boomers have plans to move out. According to a study by realtor.com, 85% percent of baby boomers do not plan to sell their home within the next year. What all this means is that it’s a good time for home improvements, and that’s not changing any time soon!

You might be painting, upgrading or maintaining your landscaping, making last minute upgrades or renovations, and, of course, preparing to pack up and move. So, what are some of the things you should consider if you’re getting ready to put your home on the market?
Seasonality
One factor to consider in selling your home is seasonality of the real estate market. If your real estate market is really hot right now, seasonality might not matter to you. It could be the case that demand is so high in your area that you’ll get plenty of offers regardless of when you put your house on the market. However, in less competitive markets, it’s probably worth taking seasonality into account.
Essentially, there are two spikes in home purchases every year. The first one has just passed us by. Generally, the largest peak occurs in May and June. Then, during the hottest months of the year, demand slows somewhat. It’s still higher in the hot summer months than it is in the dead of winter, but not as high as either of the peak times. The next peak occurs after the heat has passed, in the second half of August and the first half of September. If you want your house to hit the market for the second peak of 2017, you’d better start getting it ready — if you haven’t already.
There are a variety of explanations as to why the real estate market exhibits this seasonality. Perhaps it’s because the kids are out of school and distracting their parents from the house hunt. Perhaps it’s because people spend their time traveling during July and early August. Perhaps it’s just too hot for folks to want to go out to open houses. It’s probably a combination of all these factors and some others, but experts don’t really have any solid explanations as yet.

Memorial Day means two things to Americans. First and foremost, it is a day when we pause to remember those who have made the ultimate sacrifice for our nation. The official start to hurricane season is June 1, and the National Oceanographic and Atmospheric Administration has predicted an above average number of storms. They expect we’ll see 5-9 hurricanes, 11-17 named storms, and 2-4 major hurricanes (storms with wind speeds greater than 111 mph). What all this means, unfortunately, is that we may be in for quite a bit of storm damage.

Picking the right house
So, what makes a house a good candidate for a flip? It’s all about ROI. Many rookie house flippers make the mistake of thinking they need to strip the house down to the studs. While this may be necessary for some houses (and a real boon to those of us who offer roll off dumpster rental – it’ll take a lot of container loads!) it’s better left to experienced flippers with a wealth of experience to draw on and plenty of capital to sink into the project. Particularly when starting out, it’s best to pick a house that will require as little work as possible before you put it back on the market.
Hit the high traffic areas first
Given the right market conditions, you may not need to do any work on the house at all to flip it. In this situation, house flipping is like stock trading – just buy low and sell high. However, when people talk about house flipping, they generally are talking about making some improvements to the house to increase its value. So, what improvements have the best ROI? High traffic areas like the kitchen and bathrooms. Improvements here – new cabinetry, countertops, fixtures, appliances and the like – are a good bet for house flippers.
