Seasonality
One factor to consider in selling your home is seasonality of the real estate market. If your real estate market is really hot right now, seasonality might not matter to you. It could be the case that demand is so high in your area that you’ll get plenty of offers regardless of when you put your house on the market. However, in less competitive markets, it’s probably worth taking seasonality into account.
Essentially, there are two spikes in home purchases every year. The first one has just passed us by. Generally, the largest peak occurs in May and June. Then, during the hottest months of the year, demand slows somewhat. It’s still higher in the hot summer months than it is in the dead of winter, but not as high as either of the peak times. The next peak occurs after the heat has passed, in the second half of August and the first half of September. If you want your house to hit the market for the second peak of 2017, you’d better start getting it ready — if you haven’t already.
There are a variety of explanations as to why the real estate market exhibits this seasonality. Perhaps it’s because the kids are out of school and distracting their parents from the house hunt. Perhaps it’s because people spend their time traveling during July and early August. Perhaps it’s just too hot for folks to want to go out to open houses. It’s probably a combination of all these factors and some others, but experts don’t really have any solid explanations as yet.

Memorial Day means two things to Americans. First and foremost, it is a day when we pause to remember those who have made the ultimate sacrifice for our nation. Memorial day also marks the unofficial start of summer, and severe summer weather is just around the corner. The official start to hurricane season is June 1, and the National Oceanographic and Atmospheric Administration has predicted an above average number of storms. They expect we’ll see 5-9 hurricanes, 11-17 named storms, and 2-4 major hurricanes (storms with wind speeds greater than 111 mph). What all this means, unfortunately, is that we may be in for quite a bit of storm damage.

One of the biggest dangers to both people and property during a severe weather event is falling trees. Now is a good time to evaluate the health of the trees on your property. Picking the right house
So, what makes a house a good candidate for a flip? It’s all about ROI. Many rookie house flippers make the mistake of thinking they need to strip the house down to the studs. While this may be necessary for some houses (and a real boon to those of us who offer roll off dumpster rental – it’ll take a lot of container loads!) it’s better left to experienced flippers with a wealth of experience to draw on and plenty of capital to sink into the project. Particularly when starting out, it’s best to pick a house that will require as little work as possible before you put it back on the market.
Hit the high traffic areas first
Given the right market conditions, you may not need to do any work on the house at all to flip it. In this situation, house flipping is like stock trading – just buy low and sell high. However, when people talk about house flipping, they generally are talking about making some improvements to the house to increase its value. So, what improvements have the best ROI? High traffic areas like the kitchen and bathrooms. Improvements here – new cabinetry, countertops, fixtures, appliances and the like – are a good bet for house flippers.

If your project house requires only minor cleanup, then a 12 cubic yard container will probably fit the bill for you. Need to get rid of a deck? a 12 cu yard container will likely do the job. If you’ve taken on a bit more ambitious project, and need to get rid of old flooring, siding, windows, or shingles, a 15 cu yard container is probably the better bet for you. From A to Zombie House Flipping, it seems like the stream of house flipping shows is never ending. Flip or Flop, Flip This House, Flipping Vegas, Flipping Out, Flip Men, First Time Flippers, and other shows all depict the triumphs – and trials – of this risky, but rewarding pursuit. If you’re renovating a house with the goal of flipping it, it’s almost certain you’ll need a roll off dumpster rental. But what else will you need?
Flipping houses can be a very risky business.

A story of flip failure
I once knew a man who fancied himself a house flipper. To avoid embarrassing anyone, we’ll call him Jerry. Jerry was a handy guy, and he had a lot of connections in the real estate and construction industries. Jerry figured he had what it takes to become a pro house flipper, so he got some money together and bought himself a project house. Now, this house was a real fixer-upper. It had been built offsite and moved to its current location, where it sat unoccupied (and apparently without any doors or windows) for a few decades, serving as a nest for several dozen generations of the local pigeon population. Jerry’s first step after securing his roll off dumpster rental was to scrape the bulk of the bird dung off the floor with a snow shovel.
Now, if you’ve watched enough HGTV, you probably know where this story is going. Jerry ended up going way over his budget, couldn’t sell the house for enough to cover what he’d put into it, and ended up living in the place. Now, fortunately for Jerry, he didn’t go bankrupt, and he had sunk so much cash into the place that it ended up being a pretty nice place to live. However, it is obviously impossible to call this a successful flip.

Spring cleaning is so common in America that it’s nearly ubiquitous. But where did it come from? Turns out the tradition of spring cleaning goes back thousands of years. In the Jewish tradition, even small crumbs of leavened foods are purged from the house in a spring cleaning prior to passover. In Iran, the practice of “khooneh tekouni,” or, “shaking the house” occurs just before the Persian new year on the first day of spring. Catholic churches traditionally clean their altars on Maundy Thursday, the day before Good Friday. In 19th century America, spring cleaning caught on because during March and April it’s warm enough to open all the windows so dust that gets swept up will be blown out of the house, but not yet so far into the season that bugs will come in through the open windows.
Although the traditional reasons for spring cleaning have been largely eliminated by technology (like the vacuum cleaner) the tradition persists.
So, how about some spring cleaning tips?
Clean your dishwasher — You don’t often think of cleaning your cleaning appliances, but the dishwasher is a good example of a case where you should. First, remove any bits of food collected in the bottom, then, run it empty with a specialized cleaner. You can also clean your washing machine with white vinegar and baking soda.
Wash your pillows and comforter — Most of us wash our bedding more often than once a year (hopefully), but spring cleaning can be a great time to wash the parts you wouldn’t normally. Most of them can go in the washing machine — just check the label first. You can also vacuum and disinfect your mattress.
Drapes — First, remove any hooks, then put them in the drier for a fluff cycle along with a moist towel (to attract the dust). Re-hang immediately after the cycle is finished.

More Marietta Residents Are Now Eligible to Run Backyard Chicken Farms

Earlier this month the Marietta city council voted to relax the regulations governing the raising of chickens. The most noteworthy change is that now you only need 15000 square feet, or, in other words, about 1/3 acre. The previous requirement was 5 acres.
As long as you have enough space, there are only 2 more things you’ll need to get your chicken farm going: a permit to raise chickens, and a permit to build your coop. You’ll be limited to four chickens (no roosters!) and a coop eight feet tall or less and 100 square feet or less.
The benefits of backyard chicken farming. First and most obviously, you’ll get delicious, sustainably raised eggs. Chickens are also great for reducing your carbon footprint. One chicken can consume up to seven pounds of bio-waste that would otherwise end up in the landfill. What’s more, they take those kitchen scraps and turn them into rich fertilizer for your garden. They also serve as a natural form of pest control since they eat many common types of insects. What’s more, they eat many common types of weeds.
